Exactly......It's not just Blacks either, but other groups of color are moving to various types of communities as well.

What might happen is a reverse effect that is similar to Europe where the suburbs are where the poor(generally people of color) live and the city is where the wealthy or rich(generally Whites) live. So, we just might live in a country with cyclical flight in terms housing patterns and ethnicity/race.

Farmington Hills, has always had some diversity from what I know considering that Farmington was an Underground RR town and is close to Detroit. Again, it is a community with a high quality of life though. Not always. Most of the time when the crime rate rises, it is usually people who are in the lower income brackets and/or the said area is bordering another bad area which can create a spillover of crime. There might be a correlation between race and crime, but correlation is not causation. There are many places that have large black populations and they do not have major issues with crime. There are examples. Lathrup Village is majority black and the crime rate is relatively low. I checked the stats on city-data. Part of it is that Lathrup Village is a high-income area and this means most of the blue-collar crime will be lower.

That's the whole problem with the current state of affairs. The Life, Liberty and Pursuit of Happiness of those who want away from urban conditions in compromised. All the blacks have to do to take over is arrive.

Problem is, africanization is on the increase. As I review different metro areas as part of career planning, more and more the numbers are increasingly africanized. Making the planning that much more problematic.

For example,

"Take a six figure job?"
"Sure..."
"It's in Detriot."
"Ah crap, have I got enough savings left to find the same job somewhere else?"

Bottom line is, people are willing to pay good money or for go it to avoid the whole situation.

Bingo. I feel that once the housing market goes back up, the renters should move back out and the africanizing will cease.

There is no simple cause to crime. There are many factors.

That information on Lathrup Village is even more interesting because it is surrounded by predominately Black Southfield. I've actually been to both and besides demographics, it didn't look that much different from most of the other suburbs in the area.
