Is it a violation to ask a seller for a up front commision of 1% for a short sale?

You should ask in the RE forum. It sounds to me that this salesperson has fallen upon rough times and wants some costs covered up front. Its a great gig, for him/her. But why is this to your benefit? He receives a commission without doing what you hire him for and that is to sell your home.

If you have a properly priced home then it will sell without terms such as this. In fact this 1% upfront encourages him to list the home at too high of a price. Why stop at 1% why not 2%?
