Mobile homes in a park where the property is rented are titled. Mobile homes on a private property are called "affixed" and regular property taxes apply.

And to that modular you need to add:
$3K - $5K for sales tax
$10K - $15K for well, septic, electric, and gas hookups
$15K - $25K for excavation, crawl space/basement, driveway
$15K - ? for property

Pretty soon that modular is within $20 - $50K of a house and you'll still be stuck with higher interest & insurance rates, and lower resale. A BOCA modular avoids that but they are pricier. I'm not saying people shouldn't buy modulars but when you look at the total cost they're not quite the bargain you assume.

And taking it with you pretty much means throwing away what you spent on the foundation and hookups. The future buyer of your property may have no use for them. Its really only viable if you put it in a park. And then you have rent eating away at your savings.

I've looked at Modulars and I can beat the price and quality building a house from scratch by careful shopping and investing a few months of my time.

Well if you read my post originally I was talking about prices of JUST the house, not the well/septic/land/etc.

I personally have looked at Modulars as well and I think they are often overpriced ($70k for a home that will only depreciate in value? No thanks) but regardless, buying a manufactured home will ALWAYS be significantly less than doing a stick built one.

Of course, if you're one of those construction-savvy types who can slowly over the course of 6-12 months build a whole house from a kit, then stick-built homes are a great value.

But how many people can do that???????

Oh, and usually it's easier to get bank financing for a Modular Home because they aren't thought of as a risk/loss as a single-wide.

GOD love you, but try and see it that so many people don't make great money and living this way still makes us feel good. We have a home we can be proud of. As long as people keep there places looking good. This life can be great and so many people today losing there jobs still want to live nicely. It appears to me the one most important thing missing from peoples live is CHRIST. WWJD would He only worry about Himself! God love you!

I think the most practical house now would be a real mobile home -- either a trailer or an RV that you can move around as the need arises. RV's -- not just for vacations anymore.
