I bought my home on a land contract four years ago. The owner that sold me the home knew it had to have a new complete roof. This cost me thousands and eventually caused me to be sued. This has caused me to get behind. Is there a number of months I'm behind before he can default me on my land contract? It is not stated in contract. Can someone sell you a house knowing the roof is in that bad of shape?

When buying a house, you should have it inspected before you complete the deal. If you can't afford to pay for an inspection, then you can't afford to buy and maintain a house, and you should rent instead. Depending on the terms of the contract, you might be able to count the cost of the roof against your payments, but the landlord probably knows that too and didn't set it up that way. If you agreed to buy the place "as is", you might be out of luck. OTOH, if you did not agree to buy it "as is" and the landlord misled you about the condition of the house, and you can prove this in court, then you might win, but this will probably require documentation.
