My wife and I have 5 acres. To be honest 2.5 of the acres are pretty much there just to mow. We are considering trying to divide the property and sell off the front 2.5 acres. I have no idea how much a survey costs. I went to the township and picked up the papers and spoke to them about dividing it. They sau we are supposed to have 6 acres to split but there is a way to try and get it approved even though it will be 2 1/2 . Our neighbors at some point have divided their lots and at least on a map there is no way they are even close to 3 acres each after the split.
So anyway I know nothing about survey costs etc. I guess it would be pretty basic just cutting the lot in 1/2. Anyone with experience in this kind of thing have an idea of what a survey costs? Any hidden things we need to worry about doing this?

The last survey I had done in that size range cost about $700--but that was several years ago. It really depends on what all they need to do. I have no idea how your lot is configured, but you can't just split off the front if that would landlock your property. You'd need to maintain a strip of land or perhaps an easement, all of which would need to be surveyed.

I'm not a fan of splitting lots. A number of people do it prior to selling thinking that they'll get more money overall for their property. Adding another neighbor and making your remaining property smaller tend to negate most of the financial advantage since it makes your property less desirable to many people.

Figure out what you want to do--and what all needs to be surveyed--and just call a couple of survey companies. That's the only way you'll get a real estimate of what it's going to cost.

The prices that I have found range from $900 to $1600.
Depends on the typography of the land.
Also, is it wooded, has water, or clear cut farm land.

What he said. Also, it sounds like the township is telling you that you'd need a variance since you want to split to a lot size smaller than what is required, which means you'll have to apply for a variance and they most likely will have to have a public hearing where your neighbors can come forward and fight it. The cost of the survey is nothing compared to the headache of seeking the variance. Be sure it will be financially worth the trouble.
