You should look into Shelby Twp, or Washington Twp it has acres in these areas with many great houses, pretty rural but not in the middle of no where, the schools are also pretty high rated, as I hear.

Well, sure dieselthedog, but that's nothing to be "scared" about. There are some nice houses though, and even some in a more rural type setting (try driving between Gardenia and 12 mile Road, and I-75 and John R; that subdivision is similar to something you'd find in Troy). And Lamphere Schools (north part of town), not Madison Schools (south part), are actually pretty good schools.

You're right mcb, "scared", isn't the right word. I guess I was comparing more of the west side of Troy by Coolidge and 17 and up, but all Troy isn't like that. Interesting Lamphere schools are better than Madison schools. How is it better do you mean it in a Troy High compared to Athens way?

Lamphere Schools have more financial resources because it has a larger property tax pool to collect from. The larger businesses are on the north side of town where Lamphere Schools is the primary public school district. The smaller businesses are located on the south side of town where Madison Schools is the primary public school district. Since they have more financial resources, they tend to provide more for their students. I graduated from Madison myself, and I can attest to the struggles it has, though the district is working diligently to revitalize its schools. Of course, there are also private schools to choose from, such as Bishop Foley.

Thanks for all your help!

We do not want to live in Madison Heights. I don't mind driving 20 minutes to the supermarket. A Rural area on the edge of the suburbs is what I picture.

Can anyone answer about the real estate taxes there?

You might also check out Bloomfield Twp. Real estate taxes vary widely. The State has a property tax estimator tool you can use to help:

TREASURY - Property Tax Estimator

To get taxable value take what you expect your house to sell for and divide by two.
