Hi Guys,

Pulte builds really nice looking homes- two consideration we have had are the Pulte homes at Sumerlyn in Auburn Hills, and the Pulte Barrington park Townhomes in Rochester.

A simple search of Pulte reveals...well, they aren't a great company, and it seems like the quality of their work varies greatly depending on the area and can be really terrible. Does anyone have any experience with their builds in these areas, what is the quality like?

One other consideration we have is the Lake Orion townhomes by Robertson homes, but I'm not as sure about that area safety wise and whatnot.

I'm sure you'll get lots of response but let me get the ball rolling.

Pulte has a way of putting together the features people want in just the "right" way, and building beautiful homes. But....they build fast. They are a national, mass production builder and I have personally known people who have had serious issues with their Pulte homes in high end communities. One required all the flooring to be ripped out AFTER they took possession (close to $1 million price tag on that house). Another friend was close to 2 years resolving issues with windows and doors, coming close to legal action. It kind of took the shine off the pleasure of a new home.

We recently bought and looked at a one previously owned Pulte home. Our agent is also a licensed contractor and pointed out a number of issues in this 10 yr old home that could point to serious issues for us. Things like crumbling concrete under the porch and front step, indicating it had not been allowed to cure properly. Interior fit and finish had not lasted well. There was more but we were pretty much done.

As for communities:

You can't go wrong with Rochester, but you'll pay the price ($$$$) for that community (which btw is my home town). Great schools, many community amenities, lovely downtown. Downside is traffic at all times of the day.

Lake Orion has turned into a wonderful little community. Lots of road construction has people on edge right now, but my daughter moved from Rochester to LO 5 years ago. Fireworks and community events, a walkable downtown, and a lot of community identity and loyalty. Schools are solid. Not over the top freaking great, but solid. It has a more laid back vibe than Rochester and a lot of people like that.

Both Lake Orion/Orion Township and Rochester/Roch Hills feature rails-to-trails pathways, both are safe communities, both have good access to shopping and freeways, kids sports and activities, etc.

I'll also make mention of Auburn Hills. Here, you need to pay a lot more attention to school districts and exact location. I took a peek at Summerlyn and you're on the border of both Rochester and Lake Orion schools - both good choices, but be aware that parts of Auburn Hills cross into Pontiac Schools (less desirable) or Avondale Schools (which are okay).
