Need Lansing area neighborhood info
What neighborhoods or areas of small houses, bungalow types (i.e. inexpensive probably 2 bedroom) houses are there in Lansing? Prefer something on the south side as travel to Albion on weekends a lot.
Somewhere quiet and green with maybe slightly larger lots would be preferred although maybe too much to ask of a small bungalow area that is nice and safe. Any clues on where to look would be very helpful. P.S. no kids in school so that's not a concern other than safe neighborhoods and good schools seem to go hand in hand.
Thanks,

I couldnt help you much with something on the southside of Lansing, dont spend much time around there and dont hear much about it besides Holt... which is a near by town. You should look at NW, or NE Lansing.... if not there try East Lansing, Okemos and maybe DeWitt.

Parts of the south can be high crime. Just make sure that if you are going to live in south Lansing you stay pretty far south. There are nice, green, suburban neighborhoods off of Miller in a bunch of places, but if you go up north past about Jolly or so it starts getting sketchy in places (very rundown in spots and dirty looking bars on some of the main roads). Also some nice areas off Aurelius east of Scott Woods park and in that general vicinity, but the area north of the river has some pretty scummy spots. Most of the neighborhoods west of MLK seem fine. It's mainly just the neighborhoods in the middle that can be hit and miss.

Great area on the south side are the small streets between Miller & Edgewood, west of Cedar, east of Washington. Smaller houses that are in good shape, quiet streets / neighborhoods, bigger lots. Lived off Hilliard for a short time, loved it.

I would second what others have already said: crime is a problem in south Lansing and there are better areas closer to Albion that are almost as cheap. The most direct shot to Albion is down M-99 through Eaton Rapids down to I-94 and then over. ER is a very nice small town (housing is getting cheaper by the day), about 10 miles away from Lansing . . . but the length of your commute will depend where you will be working in town. To downtown Lansing it was usually 30 to 35 minutes for me. I have since moved closer.
If that is too far away, Holt and/or Dimondale are also on the south end of Lansing and right on M-99 as well. While not cheap, you can find some good bargains there these days if you can take your time to look.
If you'd rather drive I-69 to I-96, then the west side of Lansing might also be an option, including the Waverly and Grand Ledge areas.

I have the absolutely best neighborhood for you. Colonial Village is a cute, quiet area just West of MLK and South of Mt Hope. Cute little capes with nice sized lots (think post war housing boom) Priced between $85-115,000, though you may be able to get something for a little less. Take a drive through, I'm sure you'll love it.

Check out the "Eastside" neighborhood in Lansing. It is just east of downtown and north of Michigan street. Many younger people are buying houses there and building the community. You can hop on the 127/496 expressways very easily. There are awesome farmers markets nearby and you will be very close to downtown East Lansing (and all the amenities that come with a college town). There are also some cool businesses right there on Michigan street like the Gone Wired coffee shop, the el Oasis, and the "Frandor Mall" is right around the corner. I personally rented in the area and have two friends who purchased, one at 80k and another at 130k.
