Any one having trouble selling there home?
Have to put our house up for rent, because the houses are not selling.
I wonder when it will get better, we live in Saginaw County and in
Thomas Township. I do not know how realtors are even making a living.
I was wondering if there was any one in my shoes. I also am considering
selling on a rent to own contract, I would take any suggestions.

Same boat...
Be careful who you enter into a rent to own with. My father and I own rental properties in Lansing and you run the risk of having your place trashed especially if it's a nicer home. Check their credit with this ecomonmy and the drop in home prices why aren't they purchasing their own? Get personal references and check them. Get a huge downpayment from them to cover anything. Make sure they have renter's insurance and check with your own agent about increasing coverage. We are live here in Spaulding Township and we bought this place two years ago. It was a repo we gutted it and fixed it up. We of course picked it up cheap, but we're sitll not willing to rent it. This market is too risky. It's way to hard to find quality renters here. The people who could afford to pay the rent you need to ask to cover your morgage and insulate yourself a little bit can buy their own house. Good luck keep me posted as to your troubles.

We sold our home before moving so thank goodness we did not have to worry about that! Have you considered a management company to help you out if you move out of state? Not that you will be assured a "safe tenant", but at least someone to oversee the house. My neighbors here did that before retirement, and they ended up with good tenants. Now that they are retired ended up back in Virginia in the same house. Good luck, do you know anyone personally that might be interested in say land contract with your house?

Most sellers are in your shoes, unfortunately. Did try Selling by Owner or
through a realtor? Just wondering. I'm not in your area, but I could offer some suggestions.

Home sales are dead in michigan. In fact most of the country is in trouble with home sales except for Vermont. I read sales are still good there for some reason, maybe because it is hickish country?
Homes for sale on my street have been rotting for months, some even 1-2 years with no hope of selling.
It makes me sad, we have lost well over $80,000 in value on our home in the last 12-16 months.  So we are pretty much guaranteed to stay here now, and are making final touchups on our house remodel. No need to even bother trying to sell/move at this point! I feel bad for people that left to other states for jobs and have houses to sell.
If you must sell a home, at all costs, I read the best way is to massively underprice it, then hope to get several buyers into a bidding war. But that is risky.

I have one for sale in Indianapolis that has been listed just shy of a year. Maybe you'll have better luck up your way.

I am in the same boat. I have a home for sale in Saginaw Township, going on 9 months now. I had considered rent-to-own, but I really want it gone, not worrying if someone is trashing it. Hopefully this spring/summer will bring better times with Delphi making those temporary jobs permanent. Keep your fingers crossed!

My husband and I have to relocate from Michigan to OH. We could use som suggestions on selling our home. It stinks that we are having to deal with this in this economy..

I finally sold my house after nine months on the market, and we consider ourselves extremely lucky. You practically have to give it away. We priced it about $25,000 under market value. We got our asking price but part of the deal was we had to leave all of our appliances and pay the buyers closing cost. We lost alot, be we our thankful that we are moving out of state and my husband still has a job, we just gave it away because we are making a fresh new start elsewhere. You might want to lower it to your absolute bottom line, have some of your friends do a walk through and give you advice on what you could do to make your house more appealing. If your using a real estate agent, you might want to do some marketing of your own, like having open houses yourself, etc. Good luck with your sale, Ohio will definetely be a great move for you, it really is a nice state.

I hope things turn around pretty soon. We own our home outright in Grayling, and we will be putting it on the market before too long. We are going out east to be closer to family, and retirement is in four years. Hopefully it will sell long before that. I'm hoping someone will want a second home up north.  We live right on the upper Ausable river, and it really is a beautiful spot.
