Default UP Real Estate Taxes

Hello, looking for some general feedback regarding Real Estate taxes up in the UP.

Looking at homes in the 200,000 range, a house in the country (examples 5 to 10 miles out of a bigger town like Marquette, Iron Mt. or Houghton) with 10 acres of property.

What kind of annual RE Tax am I looking at? I spoke with a RE agent in Iron County and he said generally $2,500 - $4,000. I thought that was high being that UP is rural.

I know looking at some States rural communities like TN, MO etc, nice homes ranging from 200-250K in the country with land I see $1,000 - $2,000 annualy.

UP seems a little high. Any feedback appreciated.

Default About $1000.00 a year.

Hi

My family just bought a house about a year ago in the town of L'Anse. to be honest they tax me only on about $13,000 and my full taxes yearly are about $1000. Now I will tell you the town itself charges me about $160.00 twice a year for the town taxes. But I get a hit from a high school tax. I recall it's about $700. They only charge us once a year with this school tax(with summer taxes.)

It all depends. Just as anywhere, in the city or water (lake) frontage is higher. Other then those two scenarios I haven't talked to or seen ANY properties that rate taxes that high up here!!

The state has a web page where you can get a very accurate estimate. I was looking at property in the UP where I have family. I gave up the idea when I saw the staggering property tax I would have to pay. Check out: https://treas-secure.state.mi.us/pte...TEstimator.asp

Ponderosa, thanks for the site.

Were you looking at Property on the water?

Also, I know that they have 2 taxes on RE, one for Primary Residence and one for Secondary - which were you?

No water, but it would have been non-homestead secondary so the rates are much higher for that.
