I think it might be difficult to find something nice on the water in the price range mentioned even now. I coulda bought a place on West Grand Traverse Bay for $65K in the late 80's, but decided against it because there was no yard for the kids. Big mistake!

Default budget

There's plenty in that range where I live, but I'd hardly call the Lewiston area "upscale or artsy". But there's lake front for even less than 250K.

You might try a lesser known community that's within a short drive of places like Petoskey or Charlevoix.

Three Rivers has lots of inland lakes, as well as three beautiful rivers (obviously). Corey Lake and Fisher Lake are the most popular lakes, but there's also Pleasant Lake and Clear Lake, among others. Land and home prices are cheap here, and TR is a great town to live in.
