Anyone.....how do you turn ON HTML code? TY.
As usual, the realtor does NOT know what they`re talking about on this-subject.
Where do we start?
Scroll down a lil here to.... Waterproofing
Take basement to higher level -- chicagotribune.com ....."be prepared to weed through an array of proposals from waterproofing contractors--ALOT of them BOGUS.Done right, basement waterproofing is an EXTERIOR operation..........."
When basement wall(s) are covered by paneling/drywall etc,you don`t know if there is a crack(s),leaky rod hole(s),wall bowing inward, mold etc.
Block basement walls often, not always have cracks on the outside of the wall which are not always visible on the inside of the wall. There can also be loose-cracked parging on the outside of block walls that allow water to 'first' enter into the hollow blocks.Sometimes water/moisture can enter through 'above' grade openings/above the wall, some include open mortar joints, gaps in/around/under basement windows or doors and so on.
One must take the time to correctly & honestly IDENTIFY how/where the water is 'first' entering.Just about all inside system companies do NOT
competently & honestly identify where the water first-enters,instead they try and bs/confuse many homeowners and tell them quite a few false-misleading claims such as, "Oh Mr & Mrs Jones, you have a hydrostatic pressure problem under the basement floor which only our goofy inside system & sump can solve"......crap/lies like that.
-BEWARE Basement Waterproofers-
See here please, happens ALOT....homeowner got talked into an inside system, over $14,000....still leaks
Beware Basement Waterproofers @ The Money Pit Home Improvement Radio Show
Per realtor.....raising-sloping the grade does NOT identify/diagnose how-where the water that winds up on basement floor, is entering,no it does not, never has and never will.Adding soil or adding longer downspout extensions or mudjacking slabs etc does not define whatever the ACTUAL problem(s)/openings are.Realtors are NOT experts on this subject, how could they be.
Basements leak due to 3 possibilites, OTHER than some sort of interior plumbing leak/condensation/humidity problem.
1. cracks in basement wall and/or open/leaky rod holes and/or small gaps
where service lines come through the wall etc
2. gaps,crevices,openings above ground level
3. a possible blockage/back up in the lateral line between house and
street that can most often be remedied by an honest-exp plumber.
In particular, see pages 2 and 4. http://www.msdgc.org/downloads/wib/common_causes_wet_basement.pdf (broken link)
Pg 2. Fixing the Problem.... may be as easy as rodding/snaking your
Lateral line...
Pg 4. Broken or Clogged Lateral Lines/Sewer Line Backups.....
Inside system companies don`t know(incompetent) or want you to know
(fraud) about the above possibilities and real problems, nope.

Here is what many homeowners have on the.....outside of block wall(s) and where water, insects, radon first enters

Here is the set

See what inside system co`s leave OPEN on the outside?

If you don`t waterproof/repair these exterior cracks then, water, insects etc will continue to enter, the wall/joints between the blocks will deteriorate further. Termites cause about $5-6 billion dollars of damage each year,
they can easily enter through these kinds of exterior cracks and other openings
-Foundation Cracks Provide Hidden Entry Points for Termites
http://www.utoronto.ca/forest/termite/tips8.htm (broken link)
If you don`t waterproof these cracks,water/moisture that will continue to enter will most likely cause mold and/or efflorescence on parts of basement wall, have to 'stop-eliminate' water to prevent mold/efflorescence.
Again, inside systems do NOT stop-eliminate water from entering cracks in block walls
-Mold
http://abcnews.go.com/WNT/Story?id=131638&page=3
..'Experts agree on one thing, if you`ve got mold you need to get rid of it. MORE importantly, you need to ELIMINATE the CAUSE...FIND the moisture, eliminate the moisture, clean up the mold'
-Efflorescence
http://www.aggregateresearch.com/for...ID=82&MID=2360
.....water infiltrates the blocks.......BEST way to PREVENT the problem is to prevent water from infiltrating the blocks......whenever we see this problem, there is usually a leak somewhere that allows water to enter the block wall.......once the SOURCE of the water infiltration has been located and stopped, the walls can be cleaned...

1. Lateral pressure CAUSING typical 45 degree stair-step crack in block basement wall
2. Lateral pressure causing vertical mid-span crack in basement wall
3. Lateral pressure causing top of basement wall to bow inward 9 inches (pilasters FAILED to brace wall)
Notice in all pic`s, inside system attempts were made that did NOT solve/relieve/remove EXTERIOR soil pressure-weight,possible underground tree roots that also can cause cracks, leaks and sometimes so can porch-footings or concrete slabs that can push against the exterior wall

'Cause and Resolution'
.....Depending on the extent of damage, foundation walls may need to be replaced while OTHERS can be repaired.
To PREVENT further damage, the clay MUST be REMOVED and replaced w/sandy or gravelly soils....
and waterproof exterior wall(s).
Here`s one builder who does understand the importance of backfilling w/most-all gravel.
Almost all basement walls were NOT waterproofed when built, nope.

Q) Are sump pump systems allowed....?
Yes, although this is NOT the approach we recommend....
Q) What if problem is not related to surface grading.....?
The preferred method for dealing with damp and leaking basements is to dig, outside........waterproof etc.
