I would say the closer you get to U of M Flint, the better chance you will have to rent some houses.

I would seriously remind you that, as someone else has said, there is a REASON these houses are so cheap. Look around, and look CLOSELY...

And this is from someone who loves Michigan...but just keeping it real!

i don't think investing in houses that you can rent out in FLINT is a good idea. there are so many foreclosures in NICE towns. not to mention, rent seems to be more expensive than a mortgage these days (which is good news to someone like me:})

I have not been over on that side of town in about 2-3 years or so.
But, run far and fast from the first one. I guarantee the neighborhood has not improved and I shudder thinking about it getting worse.
The 3rd and 4th properties would be the best bets.
But, I really wouldn't buy any of them.

My recommendation if you want to buy in Flint is to search zip 48506 and stay EAST of Dort Highway. There are a lot of properties under $40K. You may find few (if any) under $15/20K, but you will have more stable tenants and less crime (still crime, but less).
