Although I live in MI, I live far enough south in Monroe Co. that we subscribe to the Toledo Blade as our daily paper. Just in the past two weeks, there have been many positive articles concerning the Big Three making somewhat of a comeback. Trust me, if you aren't familiar with the Toledo Blade, this is not a paper that is high on Toledo or this general vicinity. In fact, if anything, they seem to revel in the decimation of anything remotely connected with the Toledo/Detroit region, so this is really something when they can write positive things about our regional economy making a turnaround. Among some of the most recent stories:
Chrysler/Fiat are planning on making an announcement this coming Wednesday that will be very, very good news for our region. Among other things, when Chrysler/Fiat begins making small, fuel efficient cars, all of the engines for said cars will be made at the Dundee, MI Chrysler engine plant, resulting in hundreds of good-paying new jobs over the next few years. Also, Fiat has plans to aggressively market the Toledo-made Jeep Wrangler overseas, something that Chrysler has never done. They are predicting that they could sell six figure numbers of Wranglers in foreign markets, because apparently Jeeps are considered way cool in other countries. That will result in the Toledo Jeep assembly plant running at full capacity and calling back their third shift. This will affect thousands of Jeep employees.
General Motors' latest promotion, the "satisfaction guaranteed or your money back" thing they are doing with some of their smaller cars, has been so successful that they are planning on extending it into 2010, when it was supposed to end sometime in the next month or so.
Two of Ford's cars were rated in the top five best cars recently by Motor Trend, or one of those companies that come out with these studies. The Ford Fusion was also rated most efficient mid-sized car, beating out both Toyota Camry and Honda Accord for the honor.
I realize that things are tough here in MI right now, and these may sound like baby steps to some of you doomsayers, but, at least where we live, we can already see indications that the local economy is picking up. There are more jobs posted than there have been in at least three years, most of the people that we know are gainfully employed and spending to stimulate the economy, and things are just all around "feeling" better.
IDK, I guess that I have lived elsewhere, seen the other side of the fence, and now realize that the grass is definitely not greener. Michigan is not nearly as bad as many people think or say that it is, and other places are not the golden ticket like so many people, particularly lifelong Michiganders, seem to think that they are. I'm for sticking it out here and being optomistic about a full economic recovery. Negativity never solved anything.

The key thing you get by selling now is mobility. If things get worse in MI for you personally, you then have options. You can move to another location in MI, or across the country if need be. If you're stuck with a house and no job -- it'll get tough real fast. You want the ability to go where the jobs are if necessary.

We are fortunate to be in the position to be able to rent our house for more than our mortgage is, so mobility is not an issue. We could pretty much go where we want if we choose. The only problem is when my wife starts nursing school, trying to get into the position of her going part time is important to free up more time for her studies. We're waiting to hear back on our counter offer and I also work with a guy who is very interested in my house. So it's wait and see time.

Sounds like a good time to have an RV or trailer you could live out of and relocate if it came to that.

Good for you. Its pretty hard to turn down a potential sale when thousands of people are trying hard to sell their home. You'll have the flexibility to move, rent, buy, whatever..and you can always get back in to a house for less money. Housing prices are going to keep falling in the short term, and financing is cheap as long as you qualify.
