Dear guys;

I signed a 13 months lease which will expire at the end of Jan 2008. I am going to move out of state around June 11 due to job relocation. The whole company was gone, everyone in my company lost job. Any law in Michigan protect tenants like me who lost a job and have to break lease. What should I do to let leaseor allow me to break lease with resonable ( up to two month rent) penalty? Any suggestion, input would be highly appreciated.

IN your lease should have been a provision for job relocation. If not, not sure what else to do but first, READ the fine print of your lease to see if it's there. Liz

You can legally break your lease. Make sure you notify them in writing that you will be breaking your lease and the reason why and tell you will be paying the 2 mth penelty within 30 days. I would say you need to get writing....by law I believe you have to give a 30 day notice..and that too might in your lease..so read your lease and call the leasing agent.

yes reading the entire lease is very important.........but if there isn't I would advise securing your living arrangements BEFORE you break your current lease.
Also look for someone to sublet!! Sorry to hear about your job. Seems to be the trend nowadays

Default Have you approached the landlord yet????

If it's an individual landlord (and not a huge apartment complex) ..if you haven't already done so --- just try a simple honest pow-wow with the landlord. As a landlord, if I knew my tenant was not going to be able to pay the rent - it would only be logical to allow them to break the lease. If I didn't let them break the lease - it would only hurt me in the end, true? Just a thought. It's amazing how many problems can be solved just by talking it out. If it's a big complex, or a property management company - that's a whole different scene. But there are Michigan Tenant websites out there that might advise you further....Just do a search .."Michigan + Tenant + Law" and a few will pop up.
