WHAT IT IS: We have inherited some land in the country between two larger cities (about 55-60 miles from each). (over 100 acres)


WHAT IS THERE: at least one pond (maybe two) pecan groves, songbirds, frogs, coyotes, quail, birds raccoons, armadillos, possums, rabbits, fish, turkeys, deer, squirrel, skunks, bobcat, geese, wildflowers, a wooded area along the creek where there used to be a place where they had wiener roasts probably in the 1940's and 1950s. We have been told these are some of the historic Cross Timbers trees which are said to be 300-400 yrs old.


VISION: A wildlife sanctuary and nature preserve where Veterans can go fishing, relax as they breathe in the wonderful clean smell of country living ....listen to the songbirds sing to the glory of yet another sunrise. Enjoy the peacefulness as they watch wildlife....including the occasional deer that come into the yard.... as a gentle breeze rustles the leaves of the tree which shades the front yard. Pecan trees along the wooded rambling creek provide privacy with room to roam.

.... fishing tournaments, with fishing docks, a high flying flag with a spotlight at night ...maybe even a place where widows could go get info, too..... one lady wants to grow vegetables to share.


PROBLEM: Other three heirs want to sell out due to the taxes and ins. and the money it would bring.

It has been in the family for over 100 yrs so I do NOT want to sell. We have already been approached by an atty who handles land sales. The land is being bought up around it and they are paying very high prices.


Right now the place needs work to bring it back up to how it looked when our dad and grandfather and great-grandfather had it. It was beautiful at one time, before the ice storm. It needs a controlled burn on it and brushhogging. The out buildings probably all need to come down since we haven't kept them up.



I know you have to be a non-profit to get grants and we aren't that and I don't know where to start. Time is of the essence as the other heirs want to make a decision in the next few days.

Thoughts....
Not sure what it is but someone mentioned having an "Opportunity center" for Vets plus the camaraderie they would have as they did a little work.




Sorry to be too vague but I am trying to get info together to first present to other heirs. I don't want to miff them.

We are down to the wire....I have been frantically trying to come up with some ideas but I feel like I am getting nowhere as I try to research it on the internet. I hate to give up. Can anyone give me any good direction?

What possible answer are you looking to come up with? Other than to sell it to a non-profit I don't see any other way. Considering the other heirs want their cash...

The biggest thing is that want to get out from under having to pay taxes and insurance on it to let it just set idle. I'd love to come up with a way to lease it to a Veterans group to pay the taxes and insurance. There is a chance they would go for that.

Buy out the other heirs and do what you want with it.

Better yet, form a nonprofit and have the others donate the property to the nonprofit for a tax deduction. This gets them out from under the burden and provides a benefit to them as well.
