Default Which area, Lake County or Mequon

We are looking to relocate to the Milwaukee area and I have been trying to figure out the best school districts. We have 3 children K-8. What area(s) are considered to have THE BEST schools, from elementary through High school? So far I am turing up Homestead and Arrowhead. Any others? Or if you had to rank them, how would they rank (Franklin, Pewaukee, Waukesha, Brookfield, White Fish Bay, Mequon, Fox Point etc).
I would be working in the Wauwatosa area and would like to keep my commute under 30 minutes. We like a larger lot (at least 1/2 acre), newer build or even prefer to build our own. Any neighborhoods with a swim/tennis in the subdivision? Safe and family Friendly is a must.
Budget would be up to $800,000
Not having to drive to everything would be a plus. Would like a sense of community.
School and commute would be the top priorities.

Nearly all of Milwaukee suburban schools are great. I would chose the North Shore area myself, just a preference. Brookfield has great public and private schools plus you have St. John's Northwestern Military Academy - Wikipedia, the free encyclopedia close by in Delafield. Mequon has mostly lots over an acre and is well spread out with many subdivisions. You can get mostly anywhere in the MKE area in 30min unless you live in Grafton and work in Caledonia. I like Mequon due to the great schools, low taxes, many build-able lots and location near the lake. River Hills is another great area to check out, home prices average around 800K+ but you can find nice homes for less than that as well. River Hills is a heavily wooded suburb with no commercial properties just residential.

Let me add a another aspect to consider, scenery. The Lake Country area can be very scenic depending on where you are, the lower kettle moraine unit or hwy 83 in the village of Chenequa, Wisconsin - Wikipedia, the free encyclopedia, Nashotah, Wisconsin - Wikipedia, the free encyclopedia, Oconomowoc Lake, Wisconsin - Wikipedia, the free encyclopedia, Delafield, Wisconsin - Wikipedia, the free encyclopedia, Delafield (town), Wisconsin - Wikipedia, the free encyclopedia or Pewaukee, Wisconsin - Wikipedia, the free encyclopedia.

The Lake Country area which is generally the area north of I-94 and between Lake Lac La Belle and Hwy 164 on the east.

I'd probably pick the North Shore also. It's within your commute zone.

New builds and larger lots are pretty much synonymous with "must drive to everything". In the sunbelt states, you can get new or newer homes in master planned communities that have just about every amenity without driving far--if at all. I'm not aware of any such area in the Milwaukee metropolitan area, where new single family home construction coincides with commercial properties, outside of the occasional strip mall.

Building new is going to put you into Ozaukee or Waukesha counties. Of those, I'd pick a Waukesha county location because you are working in Wauwatosa. I like Brookfield, personally, although I don't know how much buildable land is still available.

Not sure about the community pool/tennis but they are probably out there.

Just out of curiosity why aren't you considering Wauwatosa? You could probably get a beautiful house in the Highlands and the schools are great. Hoyt Park has a new pool which has turned out to be wonderful. If you aren't considering Wauwatosa then I'd say Pewaukee consistently has some of the best ranked schools in the country. Be careful when you look at Pewaukee homes though because some of them are Waukesha schools which my understanding is they are hit or miss.
