I think you really REALLY should consider looking at the village of Greendale. I just purchased a home in Greendale in August and it is a great community. Population of 14,000...extremely safe, quiet, terribly family-friendly and kid-friendly and community-oriented. I really cannot gush enough about Greendale.

Check out some of these sites:

Discover Greendale, Wisconsin!
www.Greendale.org
GREENDALE LIFE: Front Page / News, Events, History and the Businesses of Greendale, Wisconsin
Greendale Life Greendale Today - The shops, history and events in the Village of Greendale, Wisconsin.
GreendaleNOW.com

It is a historic community - full of thick woods, walking paths, historic homes, friendly folks, river/creeks, parks - yet, while it feels like a secluded suburb, it is only a few minutes from the heart of shopping, restaurants, highways, etc.

It is semi-affluent feeling, however, it is truly middle class. You surely could afford something nice in Greendale for 180,000-220,000 - plus, it directly borders Franklin, so you are only minutes away from Franklin.

Otherwise, Franklin is really nice, but it has become much more affluent and home prices for nice homes tend to be more in the 275 - 400K range it seems.

Muskego could be another nice option, but again, it generally pricey like Franklin.

Greenfield is OK in parts, although is a bit more gritty and West Allis-like blue collar in feel in many parts as well. I like parts of Greenfield around the Whitnall Parkway and around 76th and Layton; and I like Greenfield and West Allis both more in parts west of 105th Street or so. These could be options for you as well.

You could also look at St. Francis or Bay View - both nice, more urban (city)-feeling communities that are both much closer to Lake Michigan if you'd prefer a more urban setting closer to the lake. Both would be a little farther from Franklin, but still within the 15 miles for sure and in your price range for a nice home.

I would REALLY encourage you to check out Greendale, especially with kids, but any of the above communities would likely fit the bill as well. If you provide a little bit more narrowed-down info, I can help get a little more specific for you.

The Greendale school system is notorious (public schools) for how good they are regarded. Extremely safe and high performing. Greendale High School is consistently ranked among the top public high schools in the nation. Really good school system.

Franklin has a good school system as well, as you would also have in Muskego, Greenfield, really any of these communities. Bay View and St. Francis are more urban-type schools, however, I believe they are fairly well regarded as well.

If you'd do private/church schools, I know there are quite a few Wisconsin Lutheran Synod schools in and around Franklin and WELS schools are always extremely highly regarded in terms of safety, faith-based education, and academic quality. However, it is hard to advise you on church based schools without more narrowed criteria (eg: what faith, etc.) as if you aren't Lutheran, you probably wouldn't do a Lutheran school, etc. Quite a few good Catholic schools in the area too. Really - educationally - you'd have many good options in this area, depending on where you'd decide upon.

No surprise I say OAK CREEK BABY! Your money will go the distance here and it is a very safe place and tons and tons of kids. St. Matthias is probably the largest private school in Oak Creek. It is a great school too. All the public schools are great here. Townhomes go for about 150-210k typically which is a steal compared to neighboring communities

you are gonna have a nearly impossible time finding something in your price range in greenfield, or muskego, it will be a little easier in franklin, but you will have very slim pickings. i agree with the pp'er Oak Creek. Just go to Shorewest.com and take a look at oak creek properties you will be pleasantly surprised. The schools are great too.

I purchased my home in Greendale this year - 1600 square feet - on the low end of the original poster's range. Great house in great condition.

Greenfield and Oak Creek are comparably priced, real estate wise - both definitely would be affordable for the original poster. Greendale has many good values to be found; the original's price range would be by far definitely doable. Muskego and Franklin would be the two toughest, as they are the priciest of these communities.
