Congrats on the baby! And thanks. It is very hard to find a job. Luckily it only took me about 2-3 years(while getting a college degree at the same time) which is pretty short for most people, especially since I'm only 21.

Froedert seems like a GREAT ER to work in. Like I said, I don't go there too often because it is not the closest hospital. However, all traumas will go there because it is the only Level 1 trauma center. There have been so many changes to the ER. It seems very organized with their new display screen showing arriving ambulances their room number as opposed to having it yelled to you across the ER. Because there are students there, each room seems to fill up very fast when I arrive with a patient which is nice. Most workers there have been very polite and courteous to me and my crew. This doesn't happen at some hospitals because many look down on firefighters for some reason.

Good luck though. I'm sure you'll love it there. You will definitely get your fair share of action.

My husband went to med school at MCW and his classmates generally lived in Tosa, West Allis or Milwaukee. (We lived in Tosa, at 63rd & Bluemound.)

Now, he'll be an attending at Froedtert. We're moving back into Tosa. It's the ideal balance of location, safety, schools, urban-ness (we like city life), diversity, and stable property values.

Location will be key for you. You'll spend enough time at the hospital, I wouldn't want to spend more than 10 or 15 minutes in the car going to and from. You *should* be able to find something in Tosa if you want to. Be aware: the traditional doctor's loan is HARD to come by right now because of the gunshy position of lenders. If you can't put down at least 5%, maybe 10%, you're probably better off renting for a year and socking away a down payment.

I'm starting residency at St Luke's in June, and I decided to rent in Greenfield

Yes, I've heard about the doctor loans mostly going by the wayside recently. BOA got rid of theirs this month I think. Since my residency is only 3 years, and I have no clue where I will end up afterwards, it would be tough to rent for a year and then decide to buy. I may have to try to sell after 2 years then. Also, it's tough to pass up the $8000 tax credit. I think at this point we either need to buy now or rent for the entire 3 years. We are going to meet with a mortgate specialist today to discuss our options at this point.

Would anyone care to comment on the area around 55th and North? I have been searching online, and I'm wondering if this would still be a desirable area to live, or if it is getting too far east. Using Google Street View and MSN Bird's Eye the streets/houses look fairly nice and well-cared for.

I think it's perfectly fine, however the more east you go the more downhill it gets. But you have nothing to worry about until you go east of 35th street.

Ok, so I've got another question. We talked with a mortgage broker where we live now. When we were discussing closing costs, she mentioned that depending on the state and county, we could end up with the seller owing us money or vice versa to cover the taxes for part of the year. She called it something like taxes being paid current or in arrears. The way I understood it was that if the taxes are currently being paid for the 2008 year, then the seller will owe us for the remainder of 2009. Does anyone know how this works in Milwaukee county?

It's pro-rated for the amount of time the previous owner owned the house in 2009. So if you closed on 4/1, the seller would ante up 3 months worth of taxes for their share of the bill. If you closed on 7/1, they would pay half, if you closed on 10/1, they'd pay 75%, etc, etc.
