Wanting to move to Waukesha Co.
Hey all!
I'm interested in moving to Waukesha County(Oconomowoc, Okauchee, Germantown, New Berlin)and surrounding area closer towards Milwaukee. I've been going through some classified ads as well as apartment/house renting websites to try and find a place but I haven't had any luck!
I'm mainly looking for a 2 bedroom place with the utilities included in rent but not exceeding the amount I will receive through vet. affairs(I think close to 900 to 1000) I can't afford anything more and I am looking for a quiet or scenic place for my fiance and myself.
I ran into some rental properties in Okauchee lake front area but they happen to be open for rent seasonally without utilities, and that's harsh on my pocketbook. And the moving back and forth as well as finding a place during the off season would kill me.
I'm not looking for a furnished place, just a home, townhouse or apartment(no duplex) that has a washer/dryer in unit(preferred) or building with the utilities as part of the rent and of course, quiet. Rural places with a scenic view and nice neighborhood would be great.
If you know of any place like that or know someone who will have a place like that available from around November/December of this year(2009) to whatever the lease length maybe(I'm going to be in the area for at least 1-2 years, but possibly longer), please help me out. Short term or long term doesn't matter and I am flexible.

I should've mentioned earlier that I about exhausted every possible website out there that had listings. I even went through GMToday classified ads as they were put out. Half the places, while affordable, were in pretty bad neighborhoods, and not a single one -- except for the Fully furnished Lofts that charge per room--had the utilities included in the rent or had it in a set, standard price.
Forrent, rent, apartments, move -- all dot coms or something similar have been exhausted in my list of sites. Craigslist wasn't all that helpful from all that I saw but I keep refreshing and retrying. I'm keeping my fingers crossed but I also figured word-of-mouth is the best advertisement out there.
So again, if anyone knows of someone whose distant cousin or thrice removed friend is trying to rent out a place in Waukesha, please let me know.

You want to rent on a scenic lake for two years for 900 to 1000 a month including utilities? I think you could possibly offer someone that much and be able to run a cord and a hose from their house to a tent. I dont know if youre from another state, but someone should probably tell you that you can't rent in hose ritzy areas. That's prime real estate, taxes are 25k a year for some of those homes. You think they have affordable places to rent near the million dollar homes? Come on. You'll have to go up north somewhere or farther from the lakes near these waukesha towns for an apartment.

You may want to expand into Sussex & Merton. Depending on where you are, it can be very nice up there, although land was increasing out there. You also may want to talk to a realtor, they may know people that are renting their houses out.

The only reason I even considered Okauchee and Oconomowoc was because I talked to a number of people who had such properties up for rent. Apartments near the lakefront, for instance... with utilities, that were under 700. Unfortunately, I was just too late. First come first serve and I didn't get the chance.
I am networking with a few people in the area for openings and since I'm flexible on when I need to move that way, I'm not going to stop looking. I appreciate any help you can throw my way in the meantime.

It is possible, I found a great house that was empty NOT in foreclosure and had been on the market for over 16 months, in a very nice area. I contacted a few realtors about several properties and within a month I had leased a beautiful home. I encouraged some friends to do the same, they found a wonderful home as well. Now I know that that wont make a lot of folks happy, but it is something that is an option. The owners have some relief from making payments on 2 properties. Since the real estate market is still very questionable, people are hesitant to buy, and this is an option. Renters are not always the low lifes that many would have you believe. Please verify that the property you lease is NOT in foreclosure, and put some language in the lease to protect you if the owner defaults on the loan. Times are changing and renters have to protect themselves.
Also, beware of asking for advice on sites that have lots of 'landlords' the advice they give is self serving, be sure to get advice that serves you! It is interesting to see what they say, but they will not give advice to assist a renter in a dispute. Most of it sounds like: Pay your rent and shut up!
So, if the hair on the back of your neck stands up when you're talking to someone about a property, its best to walk away even if it seems like a good deal. The worst thing in the world is to have someone jerking you around with your home. And it is a home even if you rent.
I'm just saying.

You may want to consider calling Wimmer Brothers, they have an apartment community on Pewaukee Lake that I believe may rent in the range you mentioned, I do not know of the availability however.
Also, Germantown is in Washington County, not Waukesha...I don't know if this matters in you search.
