I know the neighhborhood would welcome a change in that space, and many have voiced a desire for a coffee shop. If you want to keep a cooler with milk and a few other essentials it might bridge the gap nicely from the "corner store" concept. There is a large nursing home with assisited living apartments directly across the street that seems like an ideal source of customers, both residents and staff. Another observation, the other neighborhood coffee shop is (on East 7th) is not open after 3 pm and on Sundays.

I remember visiting the indian mounds there years ago. They still had some energy around them, it was surprising. I had a crow fly over the mound and perch right next to me, as if intent on a conversation...
