Armatage is near Richfield and is a great area - Check out 6133 Thomas
Near Woodlake Nature Center: 7109 Oak Grove
Not too far from Grass Lake in Richfield - 6339 Morgan Ave

Why not consider the Morris Park n'hood in S Mpls? It's adjacent to the VA Hospital, if you are not familiar with it. No airport noise like farther west. It's safe and friendly with houses in your price range (including many < $200k). Lots of younger people buying there due to lower prices, I wouldn't be surprised if it's on the verge of gentrification. The Crosstown runs along its south side (easy access to both Hopkins and West 7th) an Hiawatha runs along it's east side.

I used to live on 44th and 57th. Airplane noise can be brutal when the wind is blowing right but it's not constant. I loved that neighborhood, great people, great little shops and restaurants. Is the Riverview Theater still open? That place was great.
So many little gems.

If you've never had to endure airplane noise don.t under-estimate it. When the DC-10's and 747's come from Europe and Asia in at 3 am you.ll understand.
Remember re-sale value would decline in 15 years if airline travel grows at it.s current forecasted rate.

I couldn't agree more. I'm in St. Louis Park which is 20 minutes away from MSP, but right in the flight path anyway!!! I sleep with earplugs in and windows closed, but still am awakened by airplanes in the middle of the night. I'm moving as soon as my lease is up.

I disagree. We bought on the west side of Nokomis last year (right in the flight path and probably 2 miles from the airport?) and our house has MAC upgrades (storm windows, extra insulation, etc). While you can occasionally hear planes overhead, it's rare (assuming you keep your windows closed...). The location is otherwise amazing.

Some can't handle the flight noise, I get it. But it's not an immediate deal breaker, in my opinion, especially as they start phasing out some of the louder planes (it's also really rare to get the 3am flights coming in from Europe and Asia...we rarely hear anything between 10pm and 6am).
