It's frustrating in this business to realize what sort of behavior some agents have engaged in to taint other's opinions of ALL of us.
Northa, your search for a buyer's agent is important. You should interview several buyer's agents. Ask them questions that include, what are you going to do for me? Will you preview properties before you show me them? (This saves you time in that your agent will narrow out anything that doesn't match ahead of time). Find out what role the agent plays after an offer has been made. Ask the agent how they negotiate and what you should expect. Ask the agent what they know of the area. Ask the agent if they are willing to direct you to reputable closers, lenders, contractors if need be.
Most importantly, anyone you interview should ASK YOU what YOU expect. Be very clear and very frank.

My career choice is obvious here, so please, anyone who thinks agents stink, please don't continue with the tirade with respect to this particular post. A LOT of agents are there for their client's best interest. In fact, I got into the business when I KNEW the market was going to fall flat. There are agents out there who are not in it for the money as much as they are in it because they are PASSIONATE about it. Please, stop generalizing the whole lot of us. If being rich was my goal, I would not be a full time realtor today.
