Smile Elk River or Delano?

Hello, I'm a former Minnesotan who is moving back to Minnesota after residing in CA for 17 years. Though I grew up in Apple Valley (attended UofM) I'm leaning heavily toward the western and northwester communities of Elk River or Delano. I'll be working in downtown Mpls. The though of the North Star commuter line is tempting, but I also kind of like the smallish feel of Delano. Anybody have any thoughts on these two towns? And yes, I have children. Thanks- Gopherguy

I prefer Delano. Smaller town feel and an easier commute in my opinion.

I really like the western suburbs/exurbs best.

I like both of them though Elk River seems much more populated with the growth they have had. I guess Delano seems more quiet and small town like with all the farms there. One nice thing about your Delano drive is that they are expanding 394/hwy 12 to bypass Long Lake and come out in Orono near Maple Plain soon. So that would ease it a little. Here is a great site for homes ZipRealty Real Estate -- Homes for sale and local real estate agents I really like this site because you can look at a birds eye view, shoes taxes per year and also gives an estimated value of the home.

Good luck!

If I could do without city restaurants, Elk River would be my pick. It's a quick escape to the Northland.
