There are some legal steps you may or may not want to pursue to protect yourself as well. Nolo has some excellent books on how to be a landlord that are worth the $30 for anyone that wants to pursue this.

speaking about renting a house out--------------I recieved a letter last week from my insurance company to all policy holders that state the insurance company will NOT cover a house that uses a wood stove or wood burning fireplace (inside the house )if the owner does not reside there.

I applaud their decision.

Good and bad is said about them. Homesvestors is the company and they will basically skin you to the bone. But why not approach them at least and get their offer? It will likely be extremely lowball?

I get a kick out of all the advise. Its not your agent-- its your price. Does anyone beleive an agent can sell a 200k house for 300K-- does anyone beleive an agent can sell a 200k house for 150k-- price it right and use an agent that tells you the truth and charges reasonable fees-- do not pay an extra amount to the buyers agent like some guy suggested. PRICE IT RIGHT AND IT WILL SELL

This is a very different market than it was a few years ago, for sure. I would be very interested in hearing what people are expecting from their realtors that they are not receiving. Any specific details would be interesting to learn about. (not trying to hijack thread, but perhaps we can learn from those answers and how they could apply or not apply to Homevestors).
