If you are looking for a place close to the hospital because of commuting issues, you may want to consider living in an outlying area of the city with bus service (bus fee complementary for many Mayo employees)--e.g., farther out of the downtown in the SW or SE. Housing prices are comparable to rent in a lot of good neighborhoods right now. The SW and SE are the up and coming hot spots with new facilities and shops. The area you are considering has good and bad points. "not such great areas" is relative to your experience, but overall I believe Rochester is a safe city. You may want to check out craigslist real estate listings.
