Default Rosemount and Apple Valley

I've seen few posts in last few weeks regarding apple valley and Rosemount comparisons.

Me and my fiance are trying to narrow our search areas and were wondering if there are any desirable and undesireable parts of each town? We are think in terms of established/stable neighborhoods and relatively better in return on investment compared to other parts of the city.

I've heard about Palamino Drive area being more sought out area in Apple Valley.

What about Rosemount? Its more hearsay, but some of my co-workers who live down there asked me to stay away from anything northeast of Robert and cty road 42 with all the new development. Is there any validity to that?
How about the area around west of Robert and north of 160th? I think mostly covers behind cub foods and shannon pkwy....

Any locals who can give us some insight?

The development on the east side of Robert Street is mostly Centex/Rottlund homes, very cookie cutter, very cheeply built. It is a nice looking development, nice yards, parks, etc. but the quality of the construction vs the price is not good. You also have to deal with the frequent trains going along Robert Street.

The developments behind Cub are fine, some are nicer looking then others but all are safe, family friendly neighborhoods and easy access to shopping, etc. For the most part the neighborhoods in Rosemount are fine, you might find an occassional street here and there that has some not so well kept up houses but nothing major. I would probably stay away from some of the busier streets for obvious reasons (Dodd Road, Cty 42, Chippendale, Shannon Parkway although the far north part of Shannon Parkway, north of 140th, isn't as busy).

You know - it really just depends on what you're looking for and what price range you're in.

I'm about to list a $135,000 home. Its a nice place too - part of a condo development. I didn't think anything but lo-rise or hi rise development would get those prices.

It's out there. I would say now more than ever, there's something for every budget. Be comparative and shop well.

I have not lived in Apple Valley for very long, but I do know that many of the most expensive houses in Apple Valley are located around Palomino Drive. An interesting feature of this area, though, is that many rental properties and mobile home parks are within a mile radius of multi-million-dollar homes. Air traffic has become more of an issue in the Palomino neighborhoods now that the new airport runway runs roughly parallel with Highway 77. However, the Palomino Drive area is no closer to the airport than Uptown Minneapolis. The biggest positives of the Palomino Drive area is that it has some of the most scenic views in Apple Valley (in my opinion), it is almost 10 minutes closer to Minneapolis and Bloomington than the areas of Rosemount that you described (a la Mapquest and my own personal experience), and it is very close to the shopping districts in Apple Valley and Burnsville. As far as appreciation goes, there are not many homes going up on this side of Apple Valley, as I only know of one development off of Galaxie Ave north of McAndrews, so this area may be a good area may be a good investment.

My personal advice is that you should visit both Apple Valley and Rosemount, drive around these areas, and decide which areas you like. Let us know what you think.
