Lino Lakes is a great area to raise a family. It's on the North side of town where a lot of blue collar workers are located (I'd guess a good 1/4 of the people living in the Northern burbs are people in the trades). I'd assume that there backs are not going out as much these days with the slow economy. But it definitely is a blend of professionals, business owners, and people in the trades.
You have good freeway access in that area. It is a growth area when this economy straightens out.
There are a few decent lakes in that area. I'd target living on a lake.
Scrub the numbers on this business. If they work now, plan on good business when the economy heals and the people in the Trades go back to work messing up their backs.

As important, the area will grow because of the close proximity to hiway 35 and there is plenty of land available.
One thing I would consider is the patterns that we in the North always drive south. Hiway 35 could change this pattern. For my area, there could be a restaurant 1 mile to the south of me and I never patronize them. There could be the exact same restaurant like a Subway 3 miles to my south and I will drive 3 miles versus 1 mile. Since we are all spread out, we tend on combining trips and forget about businesses just North of us. It seems to be universal. So I'd get a break down of where their current clients are located and study the traffic flow paying attention to knowing that some people just won't go to you because they are out of their traditional pattern. This may sound silly but you cannot assume a person from White Bear will ever drive to Lino Lakes. I live right next to Oak Grove and since they are to the North of me (by only one town) I NEVER patronize those businesses unless I go to the cabin (which is "up North").
