Question Best Areas to by Home around Downtown MPLS

Hi,
We Recently moved here and are living in downtown Minneapolis, We are a family with 4 year old kid. We are looking to buy a house and want to know which areas around downtown Minneapolis should we look for, Below is our criteria

-- Budget is at most $300K
-- Within 10 miles of Downtown Minneapolis (Since we both work there and have to go downtown multiple times in a day)
-- Crime free and a good neighborhood
-- Fairly new home maybe less than 10 years old.
-- Looking for atleast 2bed/2bath single family home.
-- Good school district since our son will be starting to go to school.

Can you guys suggest any areas, Any info in this regards will be really helpful.

Finding a newer home that close to downtown is going to be hard.

One suggestion, don't buy a single family home with less than 3 bedrooms-resale here is next to impossible for a home with less than 3 bedrooms.

I think you will either need to look at older homes or increase your price or commute distance to meet your needs. Golden Valley, St. Louis Park and areas of Minneapolis near downtown come to mind. There are some cities north of Mn downtown, but Im not familiar with those.

There are some houses that were recently built right along the light rail line that fit most of your requirements. It isn't a "crime free" area (but there is no place in the twin cities completely free of crime). I have a few buddies who live in that neighborhood off of 42nd St and 34th Ave and it's actually pretty quiet there, plus you'd have great access to the light rail which would provide you with a short ride right downtown without the hassle of traffic, parking, etc. Here are a few of them I found on the MLS:

3113 E 40th St Minneapolis - $244,900
3 bed, 3 bath, 2200 sq ft, built in 2000

3938 31st Ave S Minneapolis - $159,000
3 bed, 3 bath, 2070 sq ft, built in 2000

4019 S 31st Ave S Minneapolis - $269,900
5 bed, 3 bath, 2184 sq ft, built in 1997

4124 S 32nd Ave S Minneapolis - $264,900
5 bed, 2 bath, 2464 sq ft, built in 2002
