The northwest corridor is a bloodbath right now. Today, I was offered 80+ acres on Green Lake with 2400' of frontage for somewhere in the $6 mill range. Other places, I'll buy something like this without really even looking at it. Not the NW, not right now, and not for awhile.

That seems to be the condition we're in. Answer a question for us though - who do you think will buy your property? Give us a breakdown of who the buyer would be...

Green Lake, as in Spicer, MN Green Lake. Robert that is a STEAL if it is there.

Yes, I agree with you fully on the Spicer thing. Beautiful place.

At the beginning of this year, I sat down with our architects, lenders, and builders - and we decided that our projects from here on out would be 1) architecturally interesting (no more sprawling neighborhoods of identical houses) 2) affordable 3) LEED certified (environmentally friendly - sustainable).

After we made that decision, cities and townships began wanting us to start building on their lakes. I suppose they figure that the lakeshores are going to get built anyway, might as well have someone like us do it. Therefore, I get calls every week with folks offering land.

Tis a good life -
