Home not selling, give me tips
My husband got another job, he moved. I am here alone trying to sell my home in NW suburbs. Had almost 20 showings in 50 days. Still no offers. Everyone loved the house, but tehre is a road nearby which is the complaint. Reduced the price twice too. Realtor did everything possible too, I think...

Crank the price down to the point where people can't pass it up. Not fun, but it will work.

Location, location, location. Compensate for the location with with price, price, price. Assuming that your home is in perfect showing condition, there is nothing else you can change. The marketing has brought a lot of potential buyers through, so that piece seems to have been working.

Ask your realtor what is the average time on the market in your area and how many showings it takes to sell a house? I don't think you are on the long end of those numbers. The only things moving fast these days are the bargains.
If you have to sell right now, keep lowering the price.

a hard sell....
lower the price and tell your agent to get on the phone and start calling past
showing agents and notify them of the price reduction and try to get some of those people back in who looked at it previously, to look at it again.

Sorry, I can't help you with that but I can tell you this. The selling market is terrible all over the Twin cities!!! I too live in the NW suburbs and there is a house on my street that has been for sale since March 2006!! Yes, over a year! The owners live in a different place in the metro now, but they still own the old house. The yard is going way down hill!! There is no grass left, it's all weeds. I have no idea why no one's buying! Houses in my hood usually sell in under 2 weeks! I guess the market is horrible for everyone right now.

I did some checking tonight. On Edina Realty, I looked up waterfront properties. I've checked this every now and then for years. I'm used to seeing maybe 10 or 20 under 400K. Well now there's 867.
There are so many properties on the market, the only way we are ever going to sell is to take a loss. It's bad!

Usually 10-20 lakefront properties under 400k???
That's crazy. That would include all homes, single family, condo, townhome, bare land? Entire state, county, your street? I just checked the Northstar MLS for the same and there were 500 such listings. This cover most of the state and western Wisconsin. It is actually a low number.

The housing market here in Minnesota has slowed down over the past couple of month.
