Default help im relocating to brandon pearl area

how do i kow what area to buy in? how do i know what area has bad yazoo clay? and what do i look for? i have a real estate agent that isnt helping much so where do i go from here? i've been advised on certian neighborhoods and im not sure where they are or if they are what i need. can anyone help.? i would appreciate honest answers.

My suggestion would be to check out the Crossgate areas, a five mile (approximate) area starting point Highway 80 and Crossgate Blvd. Yazoo clay is a tricky little thing. Should be in a disclosure statement of any house you may view. Also, when looking, check out the structures surrounding the home you are interested in. You will be able to see if there has been/or needs to be foundation work based on cracks, small piles of dirt along side the house. You can also take a small rubber ball with you and place on the floor of the home you are looking at to see if it rolls or remains relatively stationary. Not a 100% accurate but it will give you a clue. Just remember no home is completely square so don't back out of deal just because the ball rolls a little. If you do decide you purchase, you can have a soil test done. Purchase could be dependent upon a satisfactory inspection AND soil test.

A driveway is a dead give away as to whether or not a house has foundation problems. If the driveway is cracked, don't buy. Yazoo clay is not as big of a problem as people seem to think. The poor construction quality is the problem. The builders blame the foundation problems on the clay, but LOL... it's the shoddy building and code of ethics among builders in the area. We see neighborhoods developed all the time where sand is brought in and a foundation built right on top of it. The builder does not put the pylons deep enough into the earth. They just go into the sand. What do they care? Most builders-foundation companies-and plumbers are all "in bed together". I guarantee you that if you ever have your foundation repaired, the plumbing will break and they will have to call the plumber. Hmmm. It's interesting to note that the foundation companies in the area are all next to plumbing companies. What do you know?????
