Lake Caroline is a very comfortable neighborhood with a great fishing lake. You can find patio homes (on the water) from about 350K to luxury homes over a million. The lake is MUCH bigger than the one in Reunion, and you can find homes with large lots (mine is almost an acre on the water and around the corner are lots with 3+ acres) but the majority of lots are narrow and small. Any waterfront lot here will cost in excess of 110K, but this is a deal compared to the Reservoir (which you can't own but lease) or Lost Rabbit, where you can't live ON the water, and pay at least twice that just for a view (no boat slips on the water). We frequently see wildlife like deer, blue herons, geese, etc. since we are still a bit in the country - but only 10 minutes from grocery, restaurants, etc. Overall, if you want to live on the lake you get the most "bang for your buck" at Lake Caroline, and hopefully the golf course will be up and running again soon since the owner of it is filing bankruptcy and it will be auctioned off. It is zoned as golf course use only, so that should not change - just a blip for the time being due to a money-hungry owner. As for the school zoning, almost all of Lake Caroline on the water is zoned Canton. If you live at the south entrance (golf course side) you are zoned Madison, but once you get past the first few homes in BellePointe you are zoned Canton. The houses south (not on the lake such as the Villages) are less expensive and zoned Madison. However, a lot of kids around here go to private schools such as St. Joseph, St. Andrews, MRA, Jackson Academy, Veritas, and Jackson Prep, which vary from 15 minutes to 45 minutes away. If your child is an advanced student, you may be able to get them into Madison schools anyway since Canton doesn't offer an advanced curriculum. Besides, with the growth out here, it probably won't be long before there are new schools to choose from - even on the Canton side, so it is probably a good investment. Hope this helps!

I have a relative that lives out at Lake Caroline, and I frequent there from time to time, but to compare Lake Caroline to the Reservoir is just silly. Look at it on a map, and you can clearly see that the Reservoir is at least 20 times the size of Lake Caroline. Don't get me wrong, Lake Caroline is a nice area, but there is no reason to tell lies in order to attract more families to move there.

I have never heard or known of crime in the Reservoir area, not anymore than I have in the Lake Caroline area. Also, the post that says the Reservoir is 45 minutes from Jackson is also not true, it's actually closer than Lake Caroline is. In fact, there is a portion of the Reservoir dam that borders the city limits of Jackson, whereas Lake Caroline is 10 miles north of Jackson.

Look, I know some of you just want to attract people to your area, but telling lies about other areas in order to scare them to be your neighbor is just distasteful.

Default Lake Caroline Golf Course

The golf course at Lake Caroline, Madison, MS is reopening in September. It has been completely restored under Randy Watkins, a former PGA player. It is a wonderful place with a beautiful lake and strong association. Prices are reasonable now because the course was closed and the general economy, but it never dipped like the rest of the country and will most certainly rise with the opening of the golf course. A good time to buy.

Glad to hear that it's reopening. I always liked that course, it just wasn't very convenient for me was the only problem. It could also stand to be MARKED BETTER with signage along the way as it's hard to find if you don't know where you're going.

If Randy Watkins is in charge of it, you can bet it will be a quality place...but it still won't be very convenient for me.

Totally agree with your post except... I think this is in error. The Reservoir dam is located straddling the line separating Madison and Rankin Counties (said line is the centerline of the Pearl River). This line may also be the city limits of the City of Ridgeland on the west. The City of Jackson municipal limit is a few miles down river (at County Line/Mule Jail Road).

There is no need to worry about the land lease, as there are thousands of people who have owned and currently own houses under the same agreement. The lease was put in place to offset the costs of the Reservoir - I'm not sure how that or if that will change in the future though. I would try to talk to someone that lives in the area or contact the Pearl River Valley Authority.

Last I heard, the golf course was being reopened. Lake Caroline is very laid-back, and has a really nice crowd. I think the development could do with a few thousand Cypress trees around the lake, and a few thousand clumps of Bamboo, planted at the edges of the development. But the area has a really nice feel as it is. The lack of trees at Caroline is why we built in Madison-proper. But there's something to be said for the 'open sky' look. Makes you feel like you're in Acadiana or Texas.

Lake Caroline is very nice - but expensive. I would have bought a home there, but for the small yards - and the prices, which to me just weren't justified by what you get. - - So, instead, I chose Providence, a subdivision not far away on Gluckstadt Road, across from Reunion. Works for me as a retiree. It's very nice and attractively maintained, and includes a community pool, etc. And I get a large fenced yard for gardening, pets, etc.

I'm closing on the house ($188,000 for 1768 sq ft plus double garage, upscale new brick home with 1/3 fenced acre lot) later this month, and I'll join a nearby country club for access to amenities, such as lakes and golf courses. Whisper Lake Country Club looks to be one possible good choice.

Choices abound in the area.

I second the statement that "bad roads" is just plain wrong. The roads are excellent and the access is excellent.

Daily shopping would most likely be at Colony Crossing, a really great shopping center at the intersection of I-55 and New Mannsdale Road, which is a very pleasant perhaps 7 miles drive from Lake Caroline. In the same area as the shopping center, you'll also find Walmart, Home Depot, Lowes, etc. etc. etc. And another few miles down the intersecting road, Highland Colony Parkway, there's Renaissance, a fairly new (2008) large upscale outdoor shopping mall that currently caters mainly to women, with many different women's clothing stores, boutiques, etc. - plus restaurants.
