There is a considerable amount of land available here in South Mississippi. Can you give me some idea of what you are looking for specifically with regard to acreage, whether you would like to develop the land, does it need utilities, cleared? If I can narrow the search, I would be more than happy to provide you with information on land currently available

I have some land in the zip code area of 39365. I have 18 acre's that have been cleared with a pond on it that I inherited, but I do not know what its worth. Its on the Neshoba, Kemper county line. Anyone know what land is going for there?

You'd have to contact an area realtor to know for sure, but after a quick search on realtor.com of properties within 30 miles of Philadelphia, MS (Neshoba County), I'm guessing that the average asking price for a property that size would be $2000-3000 an acre, depending on lots of factors (that's where the realtor comes in).

You are so right so many factors do play in especially location and zoning, developed, undeveloped, utilities available etc etc etc

Kemper County is slated for some big development. I'd keep an eye on it if I were you.

hello I am interesting in buy land with pond, can be more of 18 acre's, is you have some in amite , pike, walthall, marion, pearl river is much better!!!

there are a few sections of land in pearl river on highway 53 for sale. you could contact a realtor in poplarville who could point you in the right direction.

i have gorgeous land in ocean springs between the hospital and a walmart-
and secluded and yet close to everything and well priced.
its not a flooding area either so its okay if a hurricane comes along.
it is a safe area.
it is really gorgeous.
in fact i love to live there but i already live somewhere else..
if you dont want it- i hope someone will read this.
it is too nice to just sit there.

I know of some land that just might be what you are looking for. It is off the beaten path in the country, but close enough to the coast and New Orleans but far enough away from hurricanes to not get water. It is located in a town of Carriere, just outside of Picayune,MS. Contact Remax in Picayune and you will want to talk to Lynn Dupont. It has 60 acres and a house ponds
