Default Cost of a land survey on subdivision lot

What is the average or usual and customary price for a staked survey on a lot in a subdivison. It is a 2 acre lot in a subdivision, but for some reason there is not even a plat map on record at the county courthouse and no survey on file with previous sales of this home. I want to have a survey done, but not sure what is considered a reasonable price.

As I am new to Mississippi and finding things very expensive in relation to Illinois (where I moved from) I want to know what to expect before I start calling surveyors.

It depends on the location. Your best bet is to contact the city or county that the land is located in and ask to talk to someone there. Usually, you can find a reliable surveyor who is familiar with the territory that way. They may even have a survey on hand already, but you should check the dates if they do to make sure you get one that is up to date.

Thanks for the reply. I have already checked courthouse. I was shocked to discover their is no survey on file or even a plat map for the subdivision on file. Don't understand how that is even possible, but I am shocked every day in how things are done in MS.

Also have called a couple of survey companies and they will not even give a ballpark price over the phone. They want me to send them the legal description and a couple of other things then they will give me a quote. I guess I will have to do that at this point, but still baffled as to why I can't get a ballpark figure.
