Small acreages in MS?
I've searched the real estate sites in MS for small acreage places - 20-30 acres - and there seem to be none! There are either huge places (thousands of acres) or just houses on lots. Is it unusual to find small farms there, places to grow gardens, have some pets and privacy? Or do they just sell so quickly they aren't even listed?
Any suggestions as to how to locate something like this?

what part of MS are you looking in? I live in North Mississippi and land here has really been kept in families until recently. Threre are plots of land for sale around here that are from 5 acres and up, the only problem is the reason they are on the market is that Toyota announced it's plant location here and the land that is on the market is sky high. Hopefully, soon, it will settle back down as people realize they just are not going to get rich quick on land.

You might want to see if you can find anything in Wiggins, Magee, Perkinston, or Hattiesburg. They are all small towns that are close to the Coast. I believe it depends on what part of Mississippi you want to live.

I agree. I am looking at moving back to Mississippi from Houston. We are looking for 20-30 in Brandon or Madison, but like it's been said land in Madison is going for 25,000 an acre. Whoever is asking that can stick in their pipe and smoke it! I have had some luck around Brandon toward pelahatchie in the 10,000 an acre range.

I see the plot size you are looking for advertised quite frequently in Lafayette County. However, Lafayette County is considerably more expensive than the vast majority of Mississippi, but rural acreage there is much cheaper than other parts of the country. The advantage of Lafayette County is easy access to Oxford, where you'll find excellent amenities. Also, the local government is very good, not corrupt, and highly responsive to citizens. The taxes are relatively low. You have to pay more for this as million dollar estates are going up all over the place, but you can still find a good deal on a 30-40 acre plot. I would expect around $3000-4000 an acre in a rural area.

Check Hurley, MS. It's about 10-15 minutes north of Pascagoula. Small town, but only 15 from Mobile, 35-40 from Biloxi. It's far enough inland that you don't have to worry about hurricanes.
You can also check Lucedale, and Wiggins as someone mentioned. However, I could never live in Wiggins. My mother lived there and in high school I hated visiting her.

Rare, yes, for the wind to go that far north. When Rita hit, what, a month or so later? we had winds here in Alvarado (just southwest of you) that were ferocious. FWIW.

Yeah, Jackson had power knocked out during Katrina. My brother's ex-wife had a tree crash through the middle of her house, and had to climb over it to get to her baby. Fortunately, everyone was all right.
