I have never lived in Farmington so I can't really answer your question with any sort of authority but we have visited and I can tell you that it seems like a great town. We went through there in our journey to buy and I would have been happy to have landed there.
My husband and I both have cousins living in the area (his are from CA, too) and I never heard any talk of flooding. Of course, tornadoes are a risk pretty much everywhere you go and MO is no exception. The fact is, though, that few Missourians have ever experienced one or know someone who has. Just don't let anyone try to tell you that their area isn't at risk. At best, they're either misinformed or kidding themselves.

Sooo...Possum Hollow Road, huh?

Hahaha! Okay, let's "talk turkey". If you've spent any time around this wonderful forum of ours, you have read that each of our experiences has been unique and they vary quite a bit. Many of us have shared that we have been less than impressed with the friendliness but others have said it's no different than anywhere else. It matters where you are and I'm not sure that you can really know it ahead of time.
Generally, the further out in the "boonies" you get, the risk gets higher...but then again, in some of the more "citified" neighborhoods, the neighbors
can be too busy to do more than wave. I think many of us have come to the conclusion that our friendships come from others with like values and interests and not from our geographical location. Once you get involved in work, church and/or the community, you'll make friends.
Farmington is a good size town and as you'll see when you click on the links, it has an awful lot to offer, especially for that size town. That is because it is the largest town in the area and I think it is the county seat so people come from all over to shop and work there, etc.
I found Possom Hollow Road on the map and it's a long road down below Farmington so I'd want to make darn sure about all the details including how close to the town end it is and whether it gets snow-plowed by the county and in what order. And, it doesn't need to be said but I'm gonna say it anyway...never, ever buy a house sight unseen!

The good thing for you is that Farmington is only about 70 miles south of St. Louis so airfare will be less (since St. Louis is a major airport) and your drive will be fairly short.

It's funny...as I wrote that last part about snow-plowing, I realized how odd of a statement that may be for you as a Californian. I am a transplant from CA, too, and have only been here a year. We learn quickly and I'm sure you'll agree that it behooves us (what a silly word that is!) to learn whatever it is BEFORE buying!
#1, find a realtor that you trust. If you don't know one, call local businesses an ask for referrals. What can it hurt?

We found people to be friendly in Farmington...with the odd exception of the Chamber of Commerce, if you can believe that! I don't know if the regular people were there or not but it was odd how standoffish they were.
I didn't have my camera with me when we were in Farmington and that was an absolute shame! It has some of the most beautiful old architecture and homes and I was "oohing and ahhing" all over the place! I look forward to going back with my camera sometime!
