a lady I was talking with just purchased 40 acres w/ small home for 75,000
were selling 39 acres here for 5,500 an acre. (that is about 214,500) major difference!

I grew up about 10 miles from the state line down there. It's VERY flat..flatter than Kansas. Floods quite a bit....basically, it's in the Mississippi delta, with the St. Frances river thrown in for good measure. People further north in Missouri barely even know it's there. Some describe it as being a part of Arkansas, which it would be if it weren't for a wealthy land owner in the 1800's that didn't want to be in AR when they were rearranging the boundaries.
The culture is very southern (Arkansas-ish). Not much in the way of jobs when I was last familiar with that area 7+ years ago.
The only lakes I can remember occur when the crops flood after it rains...it happens a lot. It really does look like a lake-side drive on hwy 412, though. Whether or not it's growing, I don't really know. There are a couple of nearby counties in AR that are growing quite a bit. Actually, they are the only ones in the eastern half ar AR that are. I wouldn't recommend moving to AR, but if you live in the bootheel, you'll probably find yourself going there to shop or dine or whatever. Most bootheelers do. One good thing I can think of, is that it's not far from Memphis, or even St. Louis, for that matter. The nearest lakes are probably going to be a bit further north in MO.
Kennett seemed to be okay, it's the largest town, but stay away from Hayti. One thing you need to know, is that the southern Mississippi delta region as a whole is very poverty stricken in a lot of places. Jobs are generally scarce and low-paying. This is true regardless of what state you're talking about. Schools...not so great....I went to a private school in AR that had a lot of students from the bootheel as well as the entire region of northeast AR.
The real estate is cheap, but there's not many trees because of the farms...and it's flat, as mentioned before. Not rolling hills flat, just plain flat.
Last and least, there are LOTS AND LOTS OF MOSQUITOS!!!! Rice is a big crop down there, and it's a thirsty plant. They flood the fields out, creating those pretty lakes when there's not enough rain.
