Cost of building your own home
Of course everything varies...but I'm trying to get an idea of what it costs to build a home down in the southern part of MO.
I read so many comments about how things are so much cheaper there so I was curious.
Does anyone have a ball park figure for the following or know of a website that would tell me? I have tried to search and have not found anything that really answers my questions.
Average cost of a
Well
Septic system
30x30 Pole Barn
Home that has a walkout basement...4 bedrooms and 2 baths.

Our well was $7,600 (460 feet). Our septic was $2500.
Per square foot cost depends on whether the exterior is brick or vinyl, basement finished or not.
It would be much more economical in today's market to buy an existing house rather than build one. Prices in the Branson area are down considerably and material costs are way up. It seems to me that what you're looking for most certainly will exist, except for the pole barn, maybe.
I'd definitely consider it, anyway.

RiverWood...everything DOES vary...and certain things like oil-based composition roofing shingles have doubled in price lately...
In our area, wells can cost from $3000 to $8000 depending on the terrain and how deep...septic systems depend on whether there is dirt (we have lotsa rock) and how steep...you can actually build a septic system on a very steep rocky slope, but the excavation & bringing in dirt can cost up to $60K!
And home prices, the last I heard, were from $90/sq ft & up...depending on the quality (price) of the materials. An average would be about $110K/sq ft.
Location, too, makes the cost of building vary...but it also may make your appreciation rate higher...so in 10 years you'll see a larger growth of your sweet equity!

I just built a house in 2008. I paid about $103 per square foot. That is with a 3,000 sq ft walkout basement (only 900 of it was finished for me). That also included a central vac, pool, cherry wood / cedar flooring, custom cabinets and counters. You can easily see how these would mark up the sq ft price. If you go more basic, I think you could land in the 90 area. With ths slower building market, I have heard of even 85 being the new norm.
I also built a barn this year after a storm destroyed mine. Its 38x60. I paid 18k for it but it has a finished wash room in it and a complete 4'' cement pad.... hope this helps... ohh... im in SWMO

Wow septic systems seem much cheaper than here. They average 10-15 thousand in our area.

It all depends on how it perks and also your proximity to the lake. Where I live the soil perks well and I also have LOTS and LOTS of room for a leach field. Also, in the county where I live a home owner is allowed (?) to put in their own septic system. So we did our own digging (saving about $600), and had the tank brought in. Like the other poster stated if there is a lot of rock involved or your soil does not perk well enough, you may have to put in one of those high-tech macerating systems which can cost a small fortune ($12,000+) This would be a huge consideration for me when looking at property. In fact, I might even put into a offer that the lot would have to pass a perk test before I would be commited to buying it.
