Question How's SW MO rental market? - Landlord Perspective

Generally, how healty is the single family home rental market in the southern Christian County area? I'm asking from a landlord perspective.

Specifically, how well do 3/2 to 4/3, 2000-2500 square foot houses rent in the area? Is the single family home rental market soft or tight?

Also, can anyone ballpark the rental rates for a newer property around Nixa or Ozark, please? I would guess that the rates would fall the further one gets from Springfield, for equivalent housing, but if I'm wrong please tell me.

Also, is Missouri considered renter-friendly, landlord-friendly, or somewhere in the middle? My experience is that it can vary from state to state. In some, a bad renter can stretch things out, while not paying rent, for perhaps six months. In another state, the deadbeat can get booted to the curb the day after they default. What's it like in Missouri?

Oh, one final question . . . is there rent control in the area?

In the long run I'll need to contact a real estate attorney. In the meantime, thanks for any direction.

My experience has been that the law is relatively pro-landlord as long as you jump through the hoops. We have a relatively simple system of eviction for non-payment of rent. If you own rentals through a corporation or LLC you will have to have an attorney represent you. You can send me a PM if you need more detail on the legal end.

As for rental prices and the market for rentals, I'm not as well versed. I've heard some comment that there is a shortage of "executive" short term leases. I know most any rental will cash flow above a typical mortgage, but those I know of are smaller and older and in the city of Springfield.

Prices outside of Springfield are lower the further out you go.

No rent controls.

I have tried two property mgt companies both of which took me for a ride. I have recently tried landlording on my own. I now have a deadbeat renter.If you have a nice place in Nixa or the countryside you can get decent rent ... you just won't get to keep most of it. A renter is a renter is a renter and they know how to beat the system and the landlord.Silver lining - if the deadbeat vacates and leaves belongings - said belongings now belong to the landlord.Christian and Greene Counties operate differently with regard to helping the landlord evict a deadbeat. Greene charges more for delivering notices but they are light years beyond Christian in terms of required paperwork and generally helping you out. Christian is still in the dark ages with help and paperwork and require you to hire an attorney to do the same thing.Do you know of a decent and reasonable attorney I can hire for my Christian County eviction?ThanksCy
