Thanks MoMark. Here's the view from our porch in the late summer/early fall (we have pumpkin & wiring up for Halloween, but that just means it's Sept LOL):
Now if I can remember to plant tulips this year, we'll be in paradise

Well, I understand that. Again, not trying to be a "know it all" but I grew up in NYC as a kid. Housing there is out of this world. Those houses are very nice, just seems like when you move from an area with high cost to very very low cose, you get spoiled! The Plaza area of KCMO is high priced.

You're absolutely right, Gsd. In Kansas City, for 200K you can get a very nice, newer home with great amenities in a lovely, family neighborhood. That includes the Missouri suburbs (Lee's Summit, Blue Springs, North areas, etc etc) as well as the Kansas suburbs (Johnson County - Shawnee Mission, Overland Park, Olathe, Lenexa). You'll spend a bit more in some areas like Leawood, but affordable, very nice housing is plentiful here.
Brookside is actually considered expensive!
(which would make New Yorkers chuckle, I'm sure)

Yes, you can get a great house out here for a great price. You can even go less than 200K. We are in an up and coming suburb on the Missouri side. Our house will be for sale soon and I will put it on the classifieds on this board.

I think you should check out Hannibal the population is around 17,800 we are on the banks of the mississipi river and by a huge lake we are tourist city lol because of Mark Twain and Molley Brown.  we have great parks we will soon have a dog park and stuff we just got new docks at our marina check out this website it may help www.hanmo.com

Why not Columbia?
Hey, why not try Columbia? It's right in the middle of the state, plus for your price range you could buy a semi Mc Mansion! It's also home to the University of Missouri. There are festivals all year round, it really is a cozy little-city/ big-town.
During the summer's like someone else said they are hot and sticky the humidity is high every now and then. Treatment for those kind of days are one of the many public and private swimming pools!
Yeah, the winters are very wierd, but that's Missouri. In the past week alone there's been one snowfall, and the very next day it all melts.
Oh, one last thing if you're interested in schools too, check out http://www.greatschools.net/ This gives you test scores and parent ratings.

My husband and I just bought a home in Cabool, MO and will be moving in June 07. IT IS BEAUTIFUL! We bought a 1600 sq. ft home, 3 bedroom, 2 bath, living rm, dining rm and a three tier deck that goes in a pool and we have 5 acres all for $65,000. Our taxes are just $273 a year. The view is to die for. All we see from the deck are hills. You should really check this area out. We are moving from Michigan and can't believe how clean and beautiful that area is. The county is Texas. Good luck.

That was an awesome picture of Hannibal you posted. I can't wait to see the others you get.
Speaking of Hannibal, My husband & I found a house that we absolutely LOVE! BUT, we're concerned about 2 things, and I was hoping you could give us your VERY HONEST opinion/feedback on it.
1. Flooding- Hubby is worried that it's too close to the Mississippi River, and if it ever floods, levees break, etc...that we'd be history.
2. The Crime-The property is located in the area of Grace St, N Locust St, Division St, etc... It looks like it's to the west of Grand and north of Broadway.
We are looking to find a place where we'll live out the rest of our lives, so we don't want to locate into an undesireable area. How would you, or anyone here for that matter, describe that area of Hannibal, and Hannibal in general? I mean, is it old and historic with well manicured yards, or is it old, run down and ready for demolition?
Here where we live, we have alot of beautiful old homes, but I wouldn't live there if you gave me the house.....the crime and gangs and drugs in those neighborhoods are just too much of a major issue. And that's what we want to avoid in our move to MO. Either way, we're going to MO, but if we can get a better idea of where to focus or NOT to focus our attention, that'd be a lifesaver. And forget trying to get an honest answer from a Realtor. They'll NEVER tell you the unadulterated truth.
Any help from anyone would be so appreciated. Basically, we're looking for an older home, fixer ok, built between 1800-1945, preferrably on acreage. Any ideas of where in MO we might want to check out?
