I can't help but notice that Mobile's highway system is starting to come together. With the new highway 198 to bypass 98 to MS there will be full 4 lane access to the WNW and now 43 upgrading to 4 lanes all the way to Tuscaloosa now grants full 4 lane access to the North (and hopefully in the future 4 lanes through the entire state). All that's left is for Highway 45 to be 4 lane for access to the NNW.

How much impact do y’all think that all of that will have on Mobile? Maybe y’all know something I don’t, but there seems to be a whole lot of nothing over in the interior counties of Mississippi that 98 and 45 lead to. I’m interested in zeigler becoming 4 lanes all the way to schillinger. That whole corridor of zeigler/tanner Williams relatively unpopulated past Cody road. I wonder if a bigger road will stimulate more economic growth and housing development along the road. Do y’all think it’ll make a difference or will it just be another old shell road?

I think it'll bring some economic boost with creation of 198 and (hopeful) expansion of 45 as this will allow us to compete with NOLA and Louisiana for places in Mississippi and North like Memphis, St louis, Little rock etc.

I think it'll bring some economic activity, a big one I'm waiting for the Snow Road/Mcfarland realignment and expansion. I imagine it will become another Schillingers with a commercial hotspot as housing expansion continues west

When is the snow/McFarland realignment and expansion happening and what will that entail?

I don't recalled when the expansion is going to start but it's in the Mobile MPO

You'll find the information in and around page 264

Edit: The MPO TIP (projects from 2020-2023) has the beginning stages of the expansion beginning with realignment of Mcfarland starting this year (likely property attainment followed by tree cutting) with actual road construction starting in 2023

The nevius road extension is another good one that will connect the Tillman’s corner business district/ dog river communities to the shillinger corridor.

Indeed, going left on Cottage Hill from Hillcrest is brutal, not enough room to double lane it, this will help a lot with congestion there

I believe this will open up a wide swath of previously inaccessible land (to development), right? Residential development there has to be primed with the close connection to 10 and the new commercial/industrial developments in the area.

That would be nice, that's big thing holding Mobile back is the lack of new housing stock

No doubt! We also need to clear title on the new land created by clearing blight in the poorer sections of town
