I am getting ready to build also. My uncle builds houses for a living and he told me that the starting price is $80 per sq. ft. All of the home builders mentioned here sell them cheeper per sq ft. I asked my uncle how they could do it for like $55 psf and he said that they don't use the thicker wire, don't use good faucits and all. Everything is on the cheep side.

I am honestly still tring to decide what to do myself. I feel like I can change things out that I don't like later. I just need to know that I can get the home finished with what the bank loans me and not go over.

My neighbour has a Heritage. The second one. The first one burnt down. Now I don't think that it was a problem with the home. Also my mother in law has a SS steel. Both of them try to convence me to go with the ones they have. Both were happy. I have heard bad things about Infinity Homes. I have all of the house plans and list. I liked benchmark for the energy star. Heritage for the floor plans. And ss steel if I wanted small and cheep. Mil has the mayfair plan that is like 1400sf and it cost like $74,000. All of these companies have web sites and will send you the info if you call them.

You are not going to find any spec-home builders ( adams , ss steel ,heritage ect... ) building any houses that small . Spec-homes start around 1400 sf and go for 180$ per sf and up. You can have a small home built on the lot you provide for as low as 100$ per sf. There are a lot of variables that will affect the cost of construction.

I live in Mobile County. There is a company called Snow homes that is just above Mobile County, almost into Macintosh in Washington County. I believe they will build in Mobile and Baldwin Counties probably even further. They don't have a web site but their # is (251)944-2243 or 1-888-215-3005. You can call them and get them to send you one of their plan books and price list. I have one I'm looking at right now. They have one home in there that is called "The Honeymooner" it would also work for someone that is retired or empty nester. It is 800 sq ft. It has 2bed/1bth. It has a porch all the way across the front. It's cute. Total sq ft under roof is 1056. Last time I got this book the price of this plan was $76,500. I know that they do good work. They built a home down the road from me and it is nice. I am not in any way affiliated with this company in any way. I have looked into them building me a home myself. I am thinking about taking them my plan and seeing how much they would charge to build it.

The next home is called "The Cottage" I like it too. It's got 1126 sq ft. A little more and it was $85,500. Real cute. It has a front and back porch on it.Total under roof is 1551. I've been meaning to call and get them to send me an updated price list but I haven't been doing the home thing for a few weeks.

I say look at the price per sq ft. If you can get just a little bigger for the same price, I'd say that would be the better way to go. You could always cut off the ac to the room not in use.

The co. with the lowest per sq ft that I've heard that does good work is Heritage and S.S.Steel. Both of them are on the internet.
