Default $120,000 lots west mobile county?

New wooded neighborhood on Repol Rd between Airport and Cottage Hill, lots are only 1/3 acre, min sq footage 3,400 and lots at $120,000? Good god whats the home prices gonna be?

I would guess around $130 to $150 building price per square foot. Bet they are going to be some nice homes.

For that price they can have em! I cant imagine what homeowners insurance much less utilities would run... OUCH! And for that price, Id better have some waterfront!

Default Springhill lot prices

In Springhill, you are lucky to find a lot around the Country Club for $350K, although I know there are some for about $250K closer to Airport Blvd. Seems crazy but I've seen steady appreciation for years. I could still kick myself for not buying a house for $60K and tearing it down later for the lot. That was in 1995.

I think housing contractor prices may be higher than that, $130 -150 a sq ft. It can be up to $200 a sq ft. unless you are willing to help the contractor with sub-contractors and scheduling, like my husband would do(he's in commercial contracting).

Labor shortages mean contractors pay carpenters, etc. top dollar. We were paying our carpenter $40 a hour; his helper $18 an hour during our renovation. They worked a part-time schedule.
Sure, there are cheaper contractors but I'd rather meth users not build my house! You definitely get what you pay for. It's frightening who is out there building homes .

I know that's what they were charging several years ago ($200 sq ft) for a friend's home on Dauphin Island. Although I hear many are cutting their prices right now since the new housing market isn't that great right now. Lumber is a good price right now.

There are still reasonable lot prices out there. There was one for $139K in a nice area of Dauphin Street/Midtown. $120K for way out there in West Mobile seems over-priced a little. Who wants to pay for that gas to drive out there daily, unless you're job is close-by?!

I know my folks house off Repol was going to be over $400,000, but my folks bought their own faucet fixtures (saved $5,200 those things the contractor chose were TOTALLY overpriced), their own carpet ($3,300), their own sod (saved $1,550), their own tile and wood flooring (saved over $5,600) their own doors and windows (saved $3,900), and they shot down the idea of granite for laminate (saved over $6,800.. they have tons of countertop space) (bought their own cabinets and installed them theirselves which (saved them over $11,200) so all in all, they didnt say what they wanted and did not let the contractor go at it. Just on the above listed items they saved OVER $37,000!

Yes, you have to be careful about buying where the plumber sends you. This is always a bone of contention with me because it's so obvious: Price of Delta faucet at supply house plumber picks-$1000; same faucet at Lowe's, $200! The plumber would say that it's not the same faucet he gets which is such baloney. I told him to save it for his clueless customers.
They all have deals worked out with these people so they get a type of "finder's fee" off you.
