I'm looking at buying land that I can live on year round. If the description in the real estate ad, states that its good hunting, camping and recreation, does that mean you can't live on it year round?
Some ads say - being sold as a recreation lot, etc...
Can recreation land be turned into a residential land?

It likely would either be cost prohibitive to install septic and water and or inaccessible part of the year. It might be possible though. You would need assess on case by case basis.

Yes, it means that for one reason or another, year around living is not practical. Typically lack of electric power is the reason why as well as road conditions - miles of unplowed roads.

It doesn't mean it's illegal though. Just impractical.

I looked it up, and in some deed descriptions (one in CO) it actually states that the land can only be used for recreational activities, with any structures exclusively restricted to such purposes. So it's a good question. But surely the realtor will know whatever covenants/restrictions there may be.

There is also the assessment for property taxes to consider. Recreational land is assessed at a higher rate than agricultural for example. And it is important to know if it is in an area zoned for no building like along a river with set-backs or in a no build due to flood plain.
