Hi,
I am thinking to purchase a piece of 70 acre wooded land in a remote area in Rosebud county. It has no utility onsite. Does anyone know the average price/acre in that area? It locates 23 miles south of HW94 and 30 miles of east of Colstrip. Appreciate any comments. Have a nice holiday. |

There are a couple of listings I found for Rosebud Creek, specifically the Wild Horse Subdivision. One is for 80 acres and has a barn, double wide with propane. It is listed for 100,000. The other is for 40 acres and has a cabin with propane and solar. It is listed for 70,000.
I know of a ranch north of Colstrip that is priced at 600,000 for a house, garage and 640 acres. Having grown up here, I don't ever recall a person wanting to pay more than 100/acre for dry land with no well or utilities. Granted there have been some really large ranches sell recently in the area for in the millions, I just don't know what they paid per acre to get these and they came with wells, houses, utilities and other stuff that is important to the ranches function.
