I want to the United States to grow crops, livestock. my search destination in the countryside near the river / stream, 2 hectares of arable land and small livestock production model. Someone is planning to sell or lease 2 to 5 years, my Email : camchuothn@gmail.com

2 hectares equals about 5 acres.

You may know what you are doing but from the outside that is a small land parcel for crops and livestock, especially in Montana. The average size farm or ranch in Montana is about 2,150 acres.

If the goal is to make money from it, you'll need to be super smart about crop / livestock choices, production, especially marketing and work it intensively to make more than a modest amount from it, I'd guess.

Cheap land and good agricultural land are not often the same land.

IMO, you need at least one section of land (640 acres) and a good day job so you can pay the taxes on the land.
For enough land to have a good kitchen garden and raise your own beef and pork, you need anywhere from 2000 to 3000 acres, and you will be working from daylight to dark pretty much year 'round.

Montana has a relatively short growing season. To maintain year round cash flow locating in a more southern latitude would be wiser.

This person is looking to buy or lease 5 acres in our measurements.

It can be near a river/stream, and you probable would have no water rights, and will not be able to draw water from it.

I live on a 5 acre piece which is what the size you are talking about across the street from the best part of the city. It is perfectly level with an executive home and barn with stables for 2 horses. A fantastic well, and some water rights for irrigation. Will support a cow and maybe a calf for 6 months a year and you would be buying feed the other 6 months. If you want to grow crops, you could grow a home garden, but even if we are in the mildest part of Montana, you may or may not have much of a crop due to the short growing season. I tried growing a couple short rows of corn 3 years ago, and the ears formed but no corn. The commercial corn seed growers had the same problem, and had to cut for silage for cow feed.

A big share of the small parcels like you are talking about, have no water. People build a home on them, and have to haul water in big tanks and keep it in a cistern for home construction. Most parcels in the country start at about 8 Hectares, with no water or as they say 5 miles to water, be it north, south, east, west or straight down and there is too much rock do reach down 5 miles.

On top of that land in Montana is very expensive.

Depends, one acre is theoretically doable but don't expect to make any money off it.
