I have a 30x40 building in southeast Texas. My wife and I drew up some simple plans for a 2-bdrm 1 1/2 bath dwelling and had several estimates from local contractors give some ballpark starting costs. We were hoping to keep it under $50,000. (The outer walls are insulated already). Best starting prices are at $90 to $110 thousand. What am I missing?

No idea why your contractors estimates are so high, but...

Outfits that build metal houses -- one that I looked into had a 1200 square foot 2 bedroom house with a double garage: slab foundation, shell, frame, plumbing, and electrical, under $60,000. Finishing it could cost from practically nothing to $$$$$$$$ depending on how fancy you wanted to get. Their smaller/simpler house was quite a bit less.

That estimate does sound artificially high. When I owned my business, I could usually hit at a about a quarter of the cost of a traditional stick frame. Steel skin was a major factor a the cist could vary, depending on the market.

I'm not familiar with the building requirements, but if they are requiring local odd requirements, I.e... full foundation, etc... That could raise costs substantially. But, if there are no strange requirements like that, sq ftg wise, price should be one fourth the cost of a comparable building.
