We are considering Libby/Troy as well as a few towns in North Idaho. We are not looking for high-end houses, even a mobile home would do. We enjoy hiking, fishing, hunting, being outside. Looking to escape 9 months of Texas heat and other bad things happening here. We would be bringing 2 elementary-age kids. We want 4 seasons, and this area is a fair bit cheaper than where we live in Texas. The property taxes here are as bad as a mortgage, plus Texas is changing rapidly and not for the best in our estimation. We are looking for a good small town vibe. We are medical and IT. The medical side is covered if we move. The IT side would need a remote job before moving. We like to be involved in church and community. Any thoughts or recommendations? Thank you.

Local newspaper might be worth browsing. Between the crime stories or including them.

I dunno is crime is a concern but rural crime rates can sometimes be up there. Libby much higher on property crime rate, though it could be from hub status for area.

Libby has lots of kids 4 & under, average rate of teenagers, quite light in-between. Link, with detail if you want to see it, sent by private message.

Libby household & family income averages are close to half the national average.

Pretty different world. Visit and focus on seeing how that world works, not exclusively tourist activities.

We looked at properties in Troy and Libby before deciding on 5 acres in Clark Fork (North Idaho). Libby is a fair-sized town with amenities, and a nice downtown area, but it does have a superfund history, so each neighborhood/property should be carefully researched. Troy is much smaller, and most of your shopping would be done in Libby or Bonners Ferry (ID). Troy has an amazing location overlooking the Kootenai River, and the town sits at the lowest elevation in Montana, so winters aren't quite as severe as on the eastern side of the Divide. I like Troy for its location with easy access to the deep woods and the Kootenai as well as the Bull River along 56 with its spectacular views of the eastern Cabinet mountains. Cell phone signal used to be near zero, but with the new satellites that may have changed.

FYI cell coverage is still iffy there due to weather.

I contact my friends in the region when possible and sometimes the calls go straight to voicemail.

Libby and Troy are isolated, and wildlife roams freely. People are pleasant but keep to themselves.

A nice place for a retiree that loves isolation.

Excellent hunting and fishing, gorgeous scenery, magnificent forests, and the folks I've met in the area have been great.
I've spent some time in Libby, they were a superfund site, but have made great strides cleaning up the vermiculite that was mined there. I have some friends in the area and they say the danger is contained,b but you'd still want to make sure any property you buy has been inspected and cleared.
Lots of orchards in the Flathead, and the cherries they grow are as good as any in the world, and far better than most.

Nice little town.
