Thanks, yes the hard part is to keep them rented. I have to choose between kids who have never rented before, really poor folks who have trouble paying bills and guys who party way too much and don't keep the places up. My low end rentals would not ever be considered by any decent family that has financial security. I have good long term renters in one place, now I need to find a good renter for my apartment here in Conrad. I'm hoping for a quiet retired person who doesn't have to work at the local scarf n barf to pay the rent. There are lots of renters in times like now because loans are so hard to get, my rentals happen to be in places where there really aren't any jobs though. If our rentals stayed empty we could still make our payments but we would have to make up for the income loss by either going back to work or doing without things like dish network, insurance, eating out etc. If things go well we will have a second car soon, we are making payments on a Camry and when that's paid for I'm going to try to get another sit-on-top fishing kayak like my Cobra Marauder shown below.

Boy, that Conrad has cheap real estate. If you get commercial paper on your income property doesn't that mean you have to get commercial insurance that's more expensive, too?

We only insured for the amount of the loan. Our total payments are just a little over $515 per month including the insurance. The loan term was 10 years. It took quite a while to locate this property when I was looking. At the time it was the cheapest commercial building I could find for sale in the entire region, of coarse it needed a bit of sprucing up but it's a solid structure that will be around for a while. After we bought it we were told by several folks that they were about to pounce on it but we beat them to it. It had been for sale since 1998 and as time went by the owner did repairs as well as lowering the asking price. At the point where the building became worth the price to me I went for it.
Conrad has low priced property because there are very few jobs here. I found a bunch of good deals in other towns but they are further out into the prairie and I want to keep my places as close to each other as possible.
Our building is not large it's only 16 feet wide ! Picture of it below, it's the one with the red doors and the windows above. The city hall and police department is on one side and a prom dress store that has been in business for 30 years is on the other.
The bottom picture is a fine portrait of our towns finest police officer ! After all Conrad is the "Mayberry Of Montana" !

Mayberry! LOL! Love it! Well I'm going to make a kinda random post..[mod cut]..so..I have my house rented out..and I am taking a break from loading my truck..heading on up in the morning..Thank God! about time! I just cant wait! All this time..And it's here! Well..that's my kinda random post.

BBBummp.... Well all we are loading up the first load and heading to MT tomorrow night. It will be for a week while we look for office space for my wife and a place for us to live. For now we will be storing stuff till we find a place. Looks like it will take 3 trips and I hope to be done by the end of Aug... It's only 3100 miles round trip..  Been waiting a long time for this....

You know I heard on the radio, that morning show, northern news network that there was snow somewhere but I didn't catch where. It is going to be in the 40s overnight here for the next few days, so much for global warming

Well it looks like it's going to be a pretty nice day so I guess we cruise down to The Electric City to try a taco shop that we have never been to yet. It's called "Posh Taco", has anyone on this board eaten there yet ?
A couple of days ago we checked out Montana's newest State park near Shelby. There isn't anything there yet but a chain link fenced parking area and restroom. You can walk to a rise that overlooks the Marias River, I'll try to get some pics posted soon. I'm hoping that the state will put in a river access point there.
